NOTICE OF HEARING
PLEASE TAKE NOTICE that on June 17, 2026 at 7:30 p.m., Lacey-Woode, LLC (the “Applicant”) will appear before the Planning Board of the City of Orange Township (the “Board”) at a public hearing to be held virtually via Zoom regarding its application for preliminary and final site plan, and bulk variance approval, as more particularly described below, on property located at 470 Park Avenue, designated on the Township Tax Map as Block 1403, Lot 8 (the “Property”). The Property is approximately 0.25 acres and is located in the MX-2 Mixed Use Medium Density Residential and Central Business Zone.
The Applicant is seeking preliminary and final site plan approval to demolish the existing residence and construct a low-rise multi-family residential development consisting of one (1) building containing a total of ten (10) units, together with parking spaces, landscaping, lighting, and other related site improvements.
The Property contains two pre-existing, non-conforming conditions from the City of Orange Township Code, which remain unchanged, but which the Applicant seeks variance approval for as part of this application, to the extent required.
- The Property has an existing lot width of 72 feet, where the minimum lot width required is 100 feet.
- The Property has an existing lot depth of 138 feet, where the minimum lot depth required is 300 feet.
The Applicant also requests the following design waivers / site plan exceptions from the City of Orange Township Code:
- Waiver to permit a 10.7 foot setback to areas utilized for parking or circulation, where a 25 foot minimum setback is required.
- Waiver to permit parking spaces with dimensions of 9’ x 18’, where a minimum of 10’ x 20’ is required.
The Applicant will also seek such variances, exceptions, design waivers or other relief as the Board or its professional consultants may deem necessary or appropriate upon an analysis of the plans and the testimony at or prior to the public hearing.
In recognition of the declared COVID-19 public health emergency and the Governor’s executive orders related to the same, the manner in which you may access both the application documents and participate at the public hearing on the applications has been revised in accordance with the recommendations of the New Jersey Department of Community Affairs, Division of Local Government Services. The Board is utilizing the Zoom meetings program, a cloud platform for video and audio conferencing across mobile devices, desktop computers, laptop computers and telephones, to conduct regular meetings in compliance with the New Jersey Open Public Meetings Act. During the public hearing, any interested party, or its attorney, will have an opportunity to view the hearing in its entirety and be heard (ask questions, provide comments or offer evidence) by logging in to the virtual meeting. Any interested person may attend the public hearing and participate when permitted by the Board.
